General Property Management


As a company we offer a full management and maintenance service to all of our clients. Our workload is divided into several categories and we have teams in place for the workload of each division. The services we provide are unique to each home owner and because of this we endeavor to attend to their individual personal needs. Our property management, pool cleaning and gardening services are conducted in-house by our own dedicated personnel.
 
 
On occasions where we have a problem with the plumbing or electricity, our staff will visit the property first to see if we are able to fix the problem in house and quite often we are able to. By doing this we can save unnecessary expenditure for our clients. If we are unable to resolve the problem then we have no alternative but to call in a qualified electrician or plumber.
 
On all of our unoccupied properties we conduct a weekly property check which will include opening windows to air the house, run taps, flush the W.C. and walk around the interior and exterior of the property to check for any water ingress or damage, in particular to exterior terraces we check the drainage holes and unblock any debris or leaves to allow the water to drain away. Any repairs needed are documented on our fault report form. This form is then brought in to the office where we organize the workload and liaise with contractors for necessary repair works to be carried out. We have a weekly staff meeting to discuss our properties as this ensures we are all aware of our duties. Any bills that have arrived at the property we collate for payment. In fact on electricity bills we pay these on line, as we were finding that the bills often had blown away in the wind. For this we made a simple spreadsheet of the dates the bills are due and if on our visit the bill has not arrived, we are still able to pay on line. All expenditure is itemized on a personal client account sheet. All hard copies of bills are filed in the client's personal account folder.
 
Every month we email our clients with their updated client account sheet and an overview of the property inspections carried out. Initially we take a float for the payment of bills and should it be necessary the client can top up their float. On all clients visiting we organize their home in preparation for their arrival and for this we have the house fully cleaned, organize the window cleaning and a welcome pack, leave on some outside lights, internal lights, garden and pool lights.
